Rooms vs. Houses:

Whenever the system refers to rooms, what we mean is houses. When asked for "Number of Rooms" just enter how many houses you want to rent.

Minimum Stay Requirements:

In general, we appreciate minimum night stays of 2 nights (anytime), 3 nights (holiday weekends), and 5 nights (high season June 16 - Labor Day). Since our reservation system will allow you to book less than minimum stays, we will review this aspect of your request and in some cases require a longer stay. However, we may also accept it, especially for short notice reservations.

Extra Guest Fee Policy:

The base rental prices of all our Beach Houses include having up to 4 guests. All extra guests will be charged an additional $30/night fee. The exception is children under 2. If you have children under 2 that will be staying with you, do not count them when you enter the number of guests into our reservation system.

Confirmation of Reservation:

All reservations made through our online reservation system are treated as requests until they are personally reviewed by our manager. Once your reservation is reviewed and approved you will receive a confirmation. If it's reviewed and needs alteration, we will contact you to work out the details before sending a confirmation.

Your 50% deposit will only be charged to your credit card upon final acceptance & confirmation of your reservation request. Please wait until your reservation is approved and you receive a confirmation before booking any other subsequent travel plans. Your confirmed reservation will guarantee your booked rate, regardless of potential future standard rate increases implemented by The Breakers Beach Houses.

Fees and Taxes:

Beyond base rental rates per night, all stays will incur a one-time cleaning fee of $80. Our other fees are for additional persons beyond 4, and dogs guest fees. On top of the nightly rates and above fees, we will add the 1% Oregon Lodging tax.

Senior Rates and Seasonal Specials:

If you qualify for the senior rate let us know. Our reservation system can't track it, but we will be happy to give you the discount...just call us after you make your reservation online and we reduce your rate and your deposit amount. This procedure also applies to any seasonal specials that we offer from time to time.
